We often use the term agent, broker and Realtor for each other, but they have different meanings. All agents or brokers are not Realtors. Therefore, you must know who is a Realtor and why you should use one.
Who is a Realtor?
A Realtor is a person who is licensed by the state to work either as an agent or broker. The license is issued as per the minimum standards of education, examination and experience set by the state.
After getting a real estate license, many agents join the National Association of Realtors, and then call themselves as Realtors. They are now subscribed to strict code of ethics. Realtors also share information about homes they are marketing, through Multiple Listing Service in most of the areas.
How to evaluate a Realtor?
You can invite a local Realtor to your place to give you a listing presentation to show, how they are the best in market for you. By seeing two-three presentations, you will get a good idea of which is the best. Look for a Realtor who :
- Is a member of local board or association of Realtors
- Has already researched your property on the public records.
- Has the date of the homes nearby your place, which have been sold recently.
- Gives advice on how to prepare your home for the market.
